  Comfortable room with great balcony

  Liked: If the minimetro and train station were not in maintenance stage, this would be an excellent location to stay in Perugia. It's located behind the train station and minimetro; two great transportation options to get in/around the area. Unfortunately, they were both not functioning when I was there (mid-August 2026). As for the room, it was clean and well maintained; everything worked as expected. Bed was comfortable. Very quiet. I really enjoyed the balcony! Great breeze from 6th floor, especially at night. Bathroom (my room had separate WC across the hallway) was spacious and clean with nice shower. There is a minimart in another building next to this one, so a good thing. The owner Silvia is very good at communicating with guests. Overall, a very good room, one I would return to if I go back to Perugia.

  Disliked: Besides nonfunctioning transportation (busses still run) outside of building, there are very limited options for eating. Neither is the owner's fault but keep that in mind.

  A neat refuge to retreat to among the intense city heat of Perugia

  Liked: The room was really impressive; large, decent balcony with lovely view; nice themes; good quality furnishings; big bathroom with powerful shower. Sylvia was very nice and welcoming.

  Disliked: We reported a leaky air-con unit on our final night, which was particularly worrying as it was just above the TV. The kettle and coffee maker were missing on arrival but Sylvia sorted this out so we could enjoy a coffee at sunrise on the balcony on the 2nd morning. Apparently a previous guest had broken them.

  Good value for money and well connected

  Liked: Clean and well presented. Close to the rail station and mini metro. Has a terrace with seats

  Disliked: Not the very best area of Perugia but well connected. There is nothing useful in the room like a bottle opener, glasses or a teaspoon. Hard to drink a beer or eat a yoghurt!

  Lovely place to stay to explore Perugia

  Liked: This is a great place to stay to explore Perugia. The location close to the train station and Mini-Metro make it just perfect. Ivana was a great host. Easy check in. Our room and bathroom were sparkling clean. Had some nice little treats left to make our morning great. Loved the balcony access!!! Great value! Highly recommended. It is where we will stay next time we visit Perugia. BTW - the city is marvelous also!!!
