Liked: The room is impeccably clean, the location is great, it is just about 15-20 mins to the downtown. Apart from the room, Fabrizio's online availability and his sense of responsibility are significant. And I would like to thank Massimo for our ride to the airport. So we are happy about our stay in Fabrizio and Nicolleta's guest house in Cagliari.

The owner lacks operational skills, will harass you for city tax throughout your stay. Rude host

Liked: The only good thing about this property is housing keeping. Although only saw her two time for a few seconds. She always greeted us with a smile and seems like a hardworking lady, cleaning was done inline with B&B standards, don’t expect anything fancy so be realistic but I won’t mark the lady down as she was truly a darling. Caligari is a beautiful island, did boating, went to the beach had good food. Best decision I made was to ignore the owner as he seems like he wanted to cause unnecessary drama. We had the basic room which looked how I thought it would look, again this is nothing fancy and glad I stuck with the basic room and not higher

Disliked: This owner Fabio has no operational skills whatsoever. This was one of the most disappointing hosting experiences I’ve had. Thankfully, I chose to stop communicating directly with the host and instead dealt with Booking.com, which helped prevent the situation from affecting our holiday. The WiFi was down and when I asked for help, the owner said nothing he can do since it’s just my room. The owner tried to charge me the room amount for city tax, seems he doesn’t know the law in his own country. He will harass you via WhatsApp over city tax. This is a B&B and not a hotel. Check-in is self service, straightforward if you know what you are doing but may be complicated for anyone who’s not in to seeing someone in person. The place is not in the city centre but it’s walkable which is fine. Unless you are a well experienced traveller like us who like to island hop as we have already been to Alghero and had an amazing time from start to finish and now heading to Costa Smeralda, I would give this place a miss. The owner told me he’s not a 5 star hotel to excuse his behaviour, good customer services aren’t only for 5 star establishments. I have now filed a formal complaint to booking.com with the constant harassment from this owner Fabio, totally unacceptable. Walls are not sound proof, when you flush the toilet sound like someone is knocking the door really loud. If you are not fit, think again! You have some flights of stairs to take your suitcase up twice. Lastly before you even check out the owner will harass you the day before about check out time and city tax. For anyone who’s not an experienced traveller, city law is the law. If you don’t pay it’s a criminal offence in any country. I can tell this establishment has glowing reviews which is why I booked and overlooked a bad review on google but to be honest, that guest was correct, just look at the owner’s response, very unprofessional.

    Nice place but

Liked: The room was comfortable, nicely renovated, bonus was a hand-held bidet in the bathroom. The air-conditioning worked well. Wifi was also very good. Rooms are serviced daily.

Disliked: The listing with Booking.com is under "hotels" and stated that checkin was available between 15:00 and 21:00. I received several messages which asked me to check-in online - which I do not do on principle. I want to meet a human being on arrival. After some testy WhatsApp communication on the day prior to arrival I received entry instructions. IT IS IMPORTANT THAT THE LISTING ON BOOKING.COM MAKES IT CLEAR THAT THERE IS NO HUMAN IN ATTENDANCE. As a female solo travellers I do not wish to arrive in a strange city and find myself stranded alone in front of a building. (I rescued two young women from Spain who found themselves in exactly that situation.) While I like the place, I would not have booked it if I had known...

Liked: The room was clean, AC was great and the cleaning lady came to our room everyday. The room was a bit small but it was ideal for a one week stay. There was a lot of bus stops near by.
