Liked: Nothing to like.
Disliked: The dependency location is tricky to access, my room had two TVs for no reason, one unplugged and one that kept turning on out of nowhere. The sheets were stained! Traumatising. There were two beds accommodated into a ridiculous space for one person. The decoration was tacky and the walk to get breakfast was just something I would have rather avoided but had already paid for it.
We won’t be returning to this hotel!

Disliked: The bed was super uncomfortable the location was very noisy the check in process was terrible no where did it say we needed to go to another hotel to check in we learned this from another guest who was walking out the door as we were trying to get in. There was a phone number but it didn’t work with my e sim card
Truly Dissapointing

Disliked: This is the first time I have ever left a bad review on Booking.com, but this place had so many negative aspects that I felt I should inform other travelers. To start with, this is not really a hotel. It is a house with rooms. During our two-night stay, the only person we saw was the person who gave us the room key, and only after we called them at 2 p.m. After booking, I received a message informing me that the place was closed between 10:30 a.m. and 2 p.m. We had planned to leave our bags at the “hotel” before check-in, but instead we had to walk around town with our luggage from noon until 2 p.m. Even then, we still had to call someone to come and open the door for us. We were informed that breakfast was served at Éden Café, but nobody explained that the “hotel” only covers €4 per person for breakfast. This does not even cover a black coffee and a croissant, so you have to pay extra. Considering that breakfast is presented as being included, this was disappointing. The beds squeak every time you move, the shower leaks water onto the floor, and the air conditioning did not cool the room sufficiently. The Wi-Fi did not work at all during our stay, and access to the “terraza” was locked. In summary, I would not recommend booking this place. In my opinion, it is simply not worth the price.
Perfect stay in Frascati. Top location, good size room and the breakfast was the cherry on top of the cake!

Clean and comfy
Liked: Cleand and comfy room, in the old town. Breakfast was nice they give coffee and croissant however there were some ham and cheese or some cereal as well. We got even plant milk when we asked.
Disliked: Parking was hard we arrived at 10 pm and ztl was acitve already. It would have been better to arrive before 9 pm, as ztl is still non active.
Liked: This guesthouse is situated perfectly in the centre of Frascati within walking distance from cafés and restaurants. The room was spacious (we were two adults and two kids) but could have done with some more cleanliness and better supply of warm water in the shower. Breakfast is offered in another hotel within walking distance although you can easily take breakfast in other cafes.. Overall this guesthouse was ok but with a few improvements it could offer much more.
