  Great location, but poor soundproofing and noisy beds made sleeping difficult

  Liked: The location is very convenient, with everything in the city easily accessible on foot. All major attractions and restaurants were within a 15-minute walk at most. The hot water pressure was excellent and, more importantly, consistent. This was our fourth accommodation in Italy, and the first three had problems with unstable hot water temperatures, so this was a welcome change. A note about parking This isn't a complaint, just a practical tip for anyone arriving by car: don't enter the apartment address as your navigation destination. You may end up dealing with narrow one-way streets and ZTL (restricted traffic zone) gates and regulations. Instead, set your destination to the parking facility on Via Roma. It costs just €12 per night and is only a short walk from the apartment.

  Disliked: The biggest problem for us was the lack of sound insulation between the bedrooms. One of us snores, which is why we rented a two-bedroom apartment so that everyone could get a quiet night's sleep. Unfortunately, the wall separating the bedrooms does not extend all the way to the ceiling, leaving a large gap at the top (see picture). Sound travels extremely well between the rooms and seems almost amplified. I might have overlooked the other shortcomings and still given this apartment a positive review, but having to sleep with earplugs for all five nights irritated my ears and made the experience hard to forget. The bed in one of the bedrooms also squeaks excessively. This is annoying for the person sleeping in it, but because of the soundproofing issue, the noise also disturbs anyone in the other bedroom. Another issue is a woodworking shop across the street, behind the garage door opposite the apartment entrance. It starts using electric cutting tools early in the morning, around 7 a.m., which can be disruptive. The iron was dirty, and unfortunately, I didn't check it before use. As a result, I ruined one of my shirts while ironing. The ironing setup was another frustration. There are only two conveniently usable power outlets: one occupied by the washing machine and another in the kitchen. This makes using the iron or hair dryer awkward. To make matters worse, the ironing board is an old, heavy wooden contraption that is long overdue for replacement. We ended up ironing in a small space of about 1 × 1.5 meters on the third floor because moving the heavy board to the kitchen on another floor was impractical.

  Comfy and easy

  Liked: Super easy to find and the host met us outside the apartment which immediately made us feel comfortable. It’s a quick walk from the funicular even for three older ladies. It was also super clean. One of the bathrooms was on the same level as the bedrooms. The host gave us great recommendations for restaurants and more.

  Disliked: Beds were a tiny bit hard but that is personal preference for sure.

  Great apartment in beautiful Orvieto!

  Liked: The apartment was clean, fairly roomy, & in a great location. Decor was simple & lovely. The owner/manager answered questions quickly and was helpful in letting us drop off luggage. The kids enjoyed the loft, and the 3 levels allowed for some nice space when my husband had to work online while kids relaxed.
