  Good location. No frills. Breakfast is included but outside where you are staying

  Liked: Sant' Angelo 42 was ideally located in the the heart of Orvieto. Our room was spacious and clean. We had a question, which as quickly answered by text. Orvieto is beautiful - a true medieval city set high on a hilltop. The city is every bit worth a visit.

  Disliked: There were no amenities, i.e. hot water for coffee or tea, which would have been lovely. Our host was very brusque when checking us in, and the space was dark making it difficult to see and get our bearings. Breakfast, which was included, was unclear. It wasn't until early the next morning that we realized we had a voucher and address for a cafe. We couldn't locate it but did find a lovely spot near by where we ate (an out-of-pocket expense.) The next morning when leaving, no one was around, so we left the keys on her desk.

  Liked: Great location Comfortable clean room. Nice breakfast but please note it is not on sight. It’s a coffee shop up the road.

  Disliked: No tea or coffee facilities even though advertised. Most annoying was lack of communication from the host. Had to ask in town where to go to use my voucher for breakfast.

  CANCELLED ON US THE MORNING OF OUR ARRIVAL!!

  Liked: We booked this B&B 6 months before our arrival in Orvieto. The MORNING OF OUR RESERVATION they cancelled on us!! No explanation; just told us our reservation was cancelled. Completely unacceptable. We had communicated several times prior to our arrival and everything was fine and confirmed. Thankfully we booked through booking.com and they made sure we got our money back. But we had to scramble last minute to find someplace else (on a holiday weekend!). Do not trust them with your reservation unless you don’t care about last minute changes.

  Good location, bad service

  Liked: The one good thing about this property is that it has a convenient location. Having said that, however, it is a bit hard to find. We also found that the owner was not there when we arrived, having sent a substitute to let us in and collect our money. He did not give us Wifi or any other info, did not help with luggage to get our suitcases up to the third floor room, he just left. With the owner absent, there was no security, front door often unlocked. The owner came back in the morning to set out a limited breakfast and was surly when we asked for anything, to complete our breakfast. We generally have much nicer, friendlier service when visiting in Italy. Cannot recommend.
