A cute, clean hotel with friendly staff away from the tourist chaos whilst still being connected
Liked: Sure the room was small, but it was everything we needed from our Rome basecamp. Beautiful windows with a view of Rome was great way to start the day. The bathroom was spacious and mostly clean. The staff went out of their way to accommodate every request of ours, they were so friendly and helpful. The breakfasts were a great start to the day and delicious.
Disliked: I personally love a firm bed, but my wife found it too hard and had to put extra bedding under the bottom sheet in order to get comfortable. And I'm sorry to say it, but those pillows have to go - they were far too hard, it was like sleeping on straw.

Disappointing room conditions, poor handling of our concerns and no resolution offered
Liked: Unfortunately, we did not have a positive experience at this property. While the location was convenient, the condition of our room made us uncomfortable staying there.
Disliked: We were extremely disappointed with our experience at Hotel San Francesco. Upon checking into our room, we immediately noticed insects on the floor, dirty and marked walls and a visibly dirty door handle. The overall cleanliness and condition of the room were not consistent with what was advertised on Booking.com. We raised our concerns with the hotel staff, but we were never offered an alternative room or a meaningful solution. We felt uncomfortable staying at the property and checked out the same day, despite having paid for two nights. We then had to book and pay for another hotel at our own expense. What has been particularly frustrating is the hotel’s subsequent claim to Booking.com that we were offered another room, which is simply not true. We have photographic and video evidence of the room’s condition. We expected a clean, comfortable and properly maintained room. Unfortunately, that was not our experience, and I would not recommend this property based on how our concerns were handled.

Disliked: The walls are paper thin. I could hear every word the people in the next room said. It was like we were in the same room.
Liked: The hotel is nice and comfortable. The rooms aren't very big, but the bathroom is. The staff at the front desk are quite friendly.
Disliked: Although the staff is friendly, they have to follow the established rules, one of which is charging 2 euros for 6 ice cubes. Seriously? To be honest, that seemed pretty stingy to me. The included breakfast is good, but they charge you if you have an extra cup of coffee. We also had to leave our room key every time we went out. I think charging for ice or a cup of coffee, rather than generate savings, leaves a bad impression in the customer.
