Exceptional
A happy home that is a perfect base, a perfect score
Liked: When you plan a special trip, you need a special base. Franky provides exactly this at Het Houten Paard in Ypres. We booked both rooms, the first floor for my Mum (95) and the top floor for my partner & I. Whilst the stairs were a challenge for my Mum, they are narrow enough for her to be able to balance. That was the only downside, but it was one of our choice, so definitely not a complaint. Franky met us at the door, helped us with everything, including local recommendations. He is super friendly and super helpful (even making sure that he saw us to thank us for staying there the evening before we left). The rooms are beautiful, they want for nothing. Air conditioning & heating in one unit, WALK IN SHOWER (essential for my Mum), coffee machines (with coffee), plenty of storage in the rooms, beds are really comfortable. Bathrooms are immaculately presented too. The kitchen is shared for both rooms, not a problem as we had them both, there is water there, a kettle, plenty of cutlery and crockery, good quality teas and coffees too. Wi-Fi is complimentary and reliable. We didn't opt for breakfast, but based on the attention to comfort and detail I can imagine that it would be plentiful. Franky shares his happy home! It's wonderful. In terms of distance from the square, it took us 10 minutes to walk with my Mum's wheelchair. Menin gate is equally close. Parking is plentiful in Ypres too.
Disliked: Nothing to dislike. We cannot fault this accommodation. Any pre-conceptions have been completely exceeded. Only thing of note is that the accommodation is upstairs.
Very lovely place to stay

An excellent place with a very helpful host
Liked: This place is very good. A big room and bathroom. Very clean and comfortable with coffee maker and kettle. Franky encouraged me to put my motorbike in his garage, which is a real bonus in a busy town. It's a ten minute walk to the Menin Gate and town centre. The ramparts walk is also close by. Highly recommended.
Disliked: The only slight negative is that if you have mobility problems you might be affected by the steep and narrow staircase.
Superb
Liked: Easily accessible to town centre. Very clean and neat the room.
I highly recommend it to anyone looking for a BnB close to Ypres town & Menin gate etc
Liked: Where to start? We checked in for 4 nights and loved every second of our stay. This BnB is outstanding and a credit to the owner Franky who was so friendly, helpful and his attention to detail 100% on point 👌 Very clean 2 bedroom apartment, with kitchenette & a life saver was the air con in both bedrooms was so needed and the rooms had everything you needed, coffee machines, plenty of seating & storage and free WiFi it was such a great stay! This will be my go to place now every time I come to Ypres & when visiting the WW1 battle sites. To Franky thank you 🙏 your place really made the trip for us was so good meeting you.
Disliked: Nothing at all it was perfect 👌 Perfect location & Clean
