Location was beautiful, accommodation and customer service needs improvement!
Liked: The location and views are absolutely incredible. The property itself would be amazing if it lived up to its full potential.
Disliked: Unfortunately upon arriving, the host let us know that they were experiencing quite an extreme ant infestation but that pest control would come out the next day to deal with it. This did not happen and I had to chase the host multiple times. When pest control did come, all they did was wash away the ants with the hose pipe, not long at all after, they would all return and multiply. We also experienced an issue with the water, there was no hot/warm water throughout our entire stay. We spoke to housekeeping about this twice, and she assured us she had changed a setting and it would heat up within the hour, but this didn’t happen. The accommodation itself is beautiful and would be incredible if all facilities were working and accessible. Unfortunately the ant infestation meant we could not use the outdoor amenities, something we paid a premium price for and was the main factor in us choosing this specific accommodation. There were multiple opportunities where these issues could of been fixed during our stay, throughout which I was communicating with the host but nothing was done. The host failed to respond to booking.com’s investigation attempts, and would not refund us let alone apologise for the inconvenience. It is a real shame that this was our first experience with the Aria Hotel group, it put a real downer on what was supposed to be a beautiful 10 year wedding anniversary trip.

While the property is aesthetically pleasing, it falls short on delivering value for the price
Liked: Host Konstantinos was very prompt for helping on all fronts for our needs, with of course requiring $$ for any needs. Beautiful property.
Disliked: During my stay, I encountered several issues that did not meet expectations for a property at this price point (approximately $900 per night). The hot water was not functioning - it was just a little less cold than cold, and there was an unpleasant odor near the pool area. Despite prior assumptions, the property does not offer breakfast, as confirmed by the host. There was also no sunset view, which was disappointing given the premium rate, wish the outdoor jacuzi had some temperature control. Additionally, guests are charged for storing luggage after checkout, which limits flexibility for exploring the area. The transfer service on the day of check-in was another concern — the driver’s behavior was notably rude, and the transfer fees were unreasonably high. Overall, these factors significantly impacted the value and enjoyment of the stay.
Wonderful Stay!
Liked: The private pool is enormous by Oia standards. I stayed here with my mom, but it would be perfect for a group of friends or a larger family. The outdoor lounge is gorgeous, and from the villa you can step right onto the main street or wander to the west-facing windmills, one of Santorini’s prettiest spots at sunset. The cave house is truly spacious, and the many friendly cats only add to the charm.
Disliked: You can’t see the sunset directly from the house, but the famous Oia stairs are just outside the door, so it feels like having a front-row seat reserved for Santorini’s sunset every evening.

Liked: The property was beautiful, great location and was very quiet in the evening. Everything was nicely provided in the kitchen. The house is extremely comfortable.
Disliked: The kitty spray which the property is aware of it is a challenge. Would have like wash cloths provided.
