needs removing from booking com until inspected m properly approved, genuinely i booked for big group of 23 persons for
Liked: nothing, electrics complete over haul needed, plumbing not working in some rooms, no loft for persons in wheelchairs, breakfast oh plz don't get me started
Disliked: everything, had to park outside of assisi as couldn't access hotel by bus, had to get taxi additional costs, so ridiculous

Liked: The location was hard to find but it was a quiet and calm space. Very bare bones and if I was on pilgrimage it would be good. However I was there for work and it had very few of the things I was needing. No one's fault just I needed an iron, coffee maker, better wifi, etc. Very kind staff who helped as much as they could.
Disliked: walls were super thin. Could hear everything. No available coffee or tea, no water fountain, etc.
Liked: Just the closeness to St Francis Basillica.9
Disliked: Bedroom had leak which even reported wasnt fixed. Wet floor to the toilet. Just a bed and linen in the room. Not even a kettle, iron or an extra pillow. No Wiffi at all the wgole block. Very hard to get help from owners. Difficult check-in. Information in the keysafe should state breakfast ro be booked. Please make your pkace comfortable for residents since your place is ideally located for pilgrims.

Liked: I believed it was with breakfast but it was not. I had no Wi-Fi. My room was in the annexe and there was only 1 toilet roll provided for 3 days and 1 set of towels for the duration. No staff seen on-site when needed to ask for anything. The room was not cleaned in the 3 days.

Do not stay at this hotel as the Manager is rude and greedy and it does not feel safe
Liked: Good location to the centre of town and amazing view.
Disliked: We were shocked that this Hotel Manager did not give the main gate location of the hotel to our coach driver who then subsequently received a traffic ticket. We had disabled members in our party and it was too far for them to walk up the hill and the hotel could have helped but they did not want to. Not enough toilet paper. No kettles in the room. Basic breakfast. We missed breakfast on two days which we had pre-paid for as we attended early Mass and we had written to ask the Manager if he could provide breakfast a bit earlier or a bit later but he never wrote back to us and refused POINT BLANK to give us a refund for the breakfasts we never ate on the last two mornings. A greedy rude manager who is not a credit to beautiful Assisi.
