Very good
Liked: The hotel is some 1500 m away from the center, and a few hundred meters from the train station. Hotel facilities and room are well maintained and clean. A good breakfast. Nice and polite staff.

Liked: The best location in Stresa. Near the ferry terminal, so you can park the car in the hotel parking and travel on ferry.
Real potential here — if the owners would fix what’s broken
Liked: Four nights in single room 46 at the end of July, using Stresa as a base for the Borromean Islands and a day trip to Milan. WHAT THIS HOTEL GETS RIGHT Housekeeping is genuinely good — fresh towels daily, a spotless bathroom, clean tiling and grouting with no signs of neglect. The bathroom is better than the price bracket promises: full bathtub, bidet, wall hairdryer, an opening window. Corridors are well kept, and the ground floor with its arches, tiled floors and old wooden furniture has real character. The private balcony faces a quiet garden with a cypress and Japanese maples. THE NEIGHBOURHOOD DOES SOME OF THE WORK In fairness, part of what makes staying here pleasant has nothing to do with the hotel. The Lido di Carciano is straight across the road — you are there in thirty seconds. A swimming beach with loungers, parasols and a lifeguard, and a large outdoor pool set right at the water’s edge with the Alps and the far shore in front of you. The Carciano pier is next to it, with a terrace bar facing Isola Bella, and the island boats depart from the same spot. I am listing these because they genuinely affect the experience of staying in Carciano, not because they earn the hotel anything. They are separate businesses, and the rating below reflects the hotel alone. THE PROBLEM IS THAT NOBODY FINISHES THE JOB Everything above tells you the staff care. What is missing is investment from the owners, and it shows in exactly the places that matter most to a guest in July.

Liked: Our room had partial view of the lake, from a lovely balcony. The staff are very helpful, spoke English and the property was very clean. Breakfast was excellent. Airconditioning worked well and lift to upper levels. The 15 minute lake front walk to town was lovely
Disliked: Usual European problem of a shower that wets the entire bathroom floor. Solved the problem by using the bath instead.b
