Liked: once you get proper directions the hotel has a heat location, very clean and new
Disliked: not suitable if you have mobility issues or a lot of luggage (for upper floors)

Liked: The location and check in was easy. I had to stay in Wurzburg as my mother was hospitalised while on holiday. This hotel was close to the hospital and shops. The room was exactly as described but only a small room, not much room for luggage but ok for one adult.
Disliked: Just be aware there is no lift. I have to carry my 25+ kg case up 3 flights of stairs and landings. It was difficult. There is also no air conditioning, it was a little stuffy and uncomfortable.
Basic...not Boutique!
Liked: Convenient location.
Disliked: Run down. Would be nice if they did any basic maintenance, like putting light bulbs in the bedside lights or fixing the bathroom lock rather than just shoving toilet roll in the hole.At night the bathroom light was on amotuon sensor so when having a shower you have to wave your arm out of the door to get the light to come back on. Definitely not boutique... very basic. Give you a kettle, but no cups. Not very clean, could walk around.in bare feet. Marks all.over the walls, dust, and rubbish down the side of the bed.
