Disliked: Subject: Formal Complaint & Full Refund Request - Riad Al Assafir Marrakech - Booking Misrepresentation & Uninhabitable Conditions* To the Manager / Owner of Riad Al Assafir and http://Booking.com Customer Support, I am writing to formally complain about the condition of Riad Al Assafir upon our arrival on 26 September 2026] and to request a full refund. We booked in good faith based on the photos and description on http://Booking.com which showed a clean, finished, luxury riad. What we found was completely different and was not fit for human occupation. We arrived: After a 05:50 flight from Manchester to Marrakech, we arrived at the riad at approximately 11:00am awaiting the 14:00 check-in as room wasn’t ready and the hotel wasn’t ready either. At 13:00 on our request to view the room, we were walking to the room, and enroute what we saw was just an utter disgraceful, neglected state. The condition on arrival: The property was an active building site builders on site with ladders up the walls, builders plastering, peeling paint and repainting while we were present. - Floors covered in plaster dust, peeled paint debris and dry leaves. It looked like an abandoned derelict building that was being cleared up for us to stay. There was a Strong musty, damp smell throughout. Shower curtain had black mould, damp to touch. Rugs all around the hotel were dusty, unwashed, appeared uncleaned for months. No lighting, no windows, very murky and dark. - Toilets downstairs were filthy, manky and smelling strongly of urine. Toilet seats were thin plastic, cheap and wobbly the tap had a trickle of water. - Pool area was not safe or usable due to plaster dust and building work everywhere. - No privacy or safety, particularly for female guests, with male builders walking around the property freely throughout. - The photos on http://Booking.com and the company website https://riaddarelassafir.
A wonderfully peaceful haven and perfect base for exploring Marrakesh
Liked: Quiet and peaceful, with delicious breakfasts on the rooftop terrace. We stayed in the 3 bedroom apartment (family of 5) which was perfect - a wonderful experience of Riad living, especially for the children. Good air conditioning kept the temperature perfect. We also loved how the pool was actually usable (sometimes Marrakesh Riad ‘pools’ are little more than ornamental/cooling features. And of course, the wonderful birds - both the cage of incredibly coloured birds, and the wild birds playing the the vegetation.
Disliked: Nothing - it was perfect.

Liked: Perfect location in medina. Private parking for riad guests is available in front of entrance (free for guests). Very friendly staff, amazing breakfast. Beautiful internal garden with pool and nice birds. Very calm at night.
Liked: The riad was in such a great location, on a quiet street but close to everything. Our room was spacious and comfortable. Breakfast was great and the staff were very friendly. They went out of their to serve us breakfast early on our last day as we had to leave early to catch a flight.
Liked: Staff, location, breakfast was all great. The room was clean and spacious. The facility was so beautiful.the gardem was spectacular.
Disliked: Only think I didn't like was the cage with birds. Just sad
