Exceptional
Lovely grounds and people, great location in Old Town
Liked: Location was very close to Stradun and Pile Gate. Lovely grounds with lemon and lime trees and vines and great views of Dubrovnik and the walls. Tables and chairs in a small courtyard. Rooms modern with good bathroom, plenty of towels, fridge, kettle, hairdryer, tea, coffee, sugar. Went on an interesting walking tour with Antonio, who is studying history. He replied very quickly to any queries.provided helpful advice and organised a private transfer to the airport. Some good restaurants in old town. Maria and the other housekeeper were very nice. Lots of fresh oranges every day.
Disliked: There were a lot of steps to the rooms, but Antonio and his wife who manage the Franciscan Rooms highlighted this at the time of booking. It was also mentioned in some reviews.
Absolutely perfect for 2 days in Dubrovnik
Liked: Very friendly and helpful staff. Perfect location. Lovely, interesting place.
Beautiful location, peaceful
Liked: Beautiful setting, excellent bathroom. Spacious room and the peaceful atmosphere.
Disliked: Dips in the mattresses. TV provided but with no local stations to view, all apps and host dismissive about this. Either supply TV channels or embrace the monastery location and remove tv. No local tourist map provided host provided a pile of info and said to look there, there might be something of not all used. Didn’t check our travel details in person and insisted on what’s app before providing entry to property already paid for. Other guests (group) noisy and spoiled the atmosphere.

Liked: The rooms were impeccably clean. Very high standard and very comfortable. It was great to have the outdoor sitting available to us. Beautiful property and the gardens.
Disliked: There are a few steps leading to it but this is the case with most of the accommodation in the old town so it’s a fair trade!

Tranquil, clean, easy and perfect location
Liked: The view over the old city at sunset is unbelievable and feels like a private paradise (while everyone else flocks to the same spots). Perfect location in the old town near the Pile gate. Sure, there are stairs. But that’s true of everywhere in the old town. If you can’t do stairs, you may want to stay outside the gate.

Please note there are approximately 30 steps to the front green gate of the property and around 50 steps with the complex.This property does not accommodate bachelor(ette) or similar parties.
