  Very disappointing start

  Liked: Good beds and linen/ towels

  Disliked: On arriving in Birmingham, we received a message to say unfortunately we wouldn't be able to stay due to issues with previous guests, as a group of over 60 year old we were worried as to where we could stay,while wondering what to do we then received another message to say we could stay but couldn't get in until 5pm, we were the given various postcodes which our taxi had trouble finding, once we were in it wasvery hot and there were no Instructions on how to operate anything. As there were six of us the lack of equipment was poor, only 4 mugs not enough cutlery not enough seating and the 4 chairs around the table which was a games table were to low to be able to eat a meal at. The property was looking a little tired and though the kitchen was good size all the empty cupboards are a waste of time, the saucepans need going in the bin a d more utensils are needed. We feel that we should off been offered a reduction due to the upset at the start, all that was offered was a check out at 12 instead of 10 whi h wasn't helpful as we had a booking for 11 somewhere else

  A lovely place to stay, a pity about the building works next door

  Liked: Very well presented with good amenities and very clean

  Disliked: Unfortunately the property is right next to a building site, literally opposite the front door, one of the days we stayed we were woken but huge crashes and clanging of plant and machinery at 6:30am

  Disliked: Due to flooding outside of the control of the owners on the day of check in, we were moved at short notice to a new property. We were told we would receive a £100 refund as compensation. This sounded positive however, this booking was almost a month ago (July 2026, currently 14/8/26 at the time of writing) and we are yet to still receive this refund despite chasing on numerous occasions and providing all details. The new property provided was also unclean on arrival and we were not provided with the correct keys for the building the new property was in.

  Awful. Filthy. Management company appalling

  Liked: Awful. Needed two codes could only find one. Returning the keys was worse, the shop wasn’t open when it should have been

  Disliked: Dawn house was cancelled last minute by Wyndale living (management team). Offered us an alternative which was sold as luxury. Unclean, very poor accommodation. No working lift. Had to walk up 7 flights of stairs with luggage and everytime we went out. Wyndale living are shocking - appalling customer service. Refused any form of compensation except discount off our next booking. Wouldn’t put a dog in there never mind consider returning
